In today mobile economy, travelling employee and/or travelling professional contractor are normal business practices; companies pay for the per diem expenses and operate as just-in-time needs. According to the Global Wellness Institute (GWI), the global wellness real estate industry has increased 6.4% annually since 2015 and is headed toward being a $180 billion industry by 2021. A growing body of evidence supports the notion that chronic health conditions can be improved through lifestyle changes, and the buildings where people live, work and play can have a positive effect.

GWI stated that homes designed to improve people’s wellness are now commanding 10-25% higher price premium due to more market demand and supply availability. On the hospitality industry, MGM Grand wellness rooms are currently realizing 25% higher premiums on those rooms, and they broke even on the investment within 6 weeks of introduction.

Wellness Lifestyle Real Estate Recognition and Certification

International WELL Building Institute developed the first standard for the physical environment, addressing a number of factors: air, water, nourishment, light, fitness, comfort and mind. Following years of research and input from the medical, scientific and real estate communities, WELL certification is aimed at influencing the health of building occupants both physical and mental whilst also reducing an organizations financial liability through sick employees. The growing importance and potential business prioritization of this subject has now given rise to other wellness certification programs. Although, the initial implementation is focused on commercial office buildings; it has been adopted for both residential and hospitality market.

Fitwel is a building rating system for commercial interiors and both multi-tenant and single-tenant existing buildings that provide guidelines on how to design and operate healthier buildings. Fitwel can also be used as a roadmap to aid the design of new buildings being constructed. Fitwel is cost effective alternative to the WELL Building Standard. It was originally created as a joint initiative led by the U.S. Centers for Disease Control and Prevention (CDC) together with the General
Services Administration (GSA), Fitwel provides guidelines for designing, constructing, and operating healthier buildings. The Center for Active Design (CfAD) is the operator of Fitwel and responsible for the third-party certification.

Our journey on Wellness Lifestyle Real Estate started with 2nd home purchase in 2017. We took the WELL Building and Fitwell ideas and upgraded our unit to create Wellness Living Home. When we are not staying there, we make it available as Wellness Living Executive Condo. It has been a successful venture.

We spend 90% of our live indoor; therefore, it makes sense to focus on indoor environment improvements. Factors that can improve wellness range from air quality, water quality, nourishment, light, fitness, comfort and mind. A healthy resident is a happy resident, which in turn could translate into greater wellness real estate demands. 10% of our effort is rooted in selecting the right kind of property with wellness DNA; things that are important including but not limited to high walkability index, nearby public transportation, farmer markets/whole foods markets, walking and biking trail, on-site fitness center and swimming pool, pet friendly, and non-smoking complex. We call this 10-90 Pro Livings® process which is scalable globally.
